  • Loan term: 3-year initial term, plus two 1-year extension options
  • Asset types:Value-add multifamily, including conventional, workforce and affordable housing communities
  • Security: First mortgage lien on subject property
  • Leverage:Up to 80% of purchase price plus 100% of the capital improvement budget
  • DSCR: Prefunded interest reserve required for low DSCR loans
  • Amortization: Interest-only during initial term, 30 years during extensions
  • Rate: Fixed or floating, market rate
  • Origination: 1.00%
  • Exit fee: 0.25% – 1.00%
  • Prepayment: Fixed: Prepayment penalty of 2% in Year 1, 1% in Year 2; Floating: Spread maintenance for 18-24 months
  • Recourse: Non-recourse except for standard "bad boy" carve-outs
  • Sponsorship: Established track record with sufficient net worth and liquidity
  • Closing timeline: 30-45 days on average upon receipt of executed loan application
  • Certainty of execution:Funding via The Bancorp’s balance sheet; no warehouse line
